Colonnade Lighting – Royal Academy-Inspired Scheme

A heritage-grade architectural lighting scheme for the rear colonnade, replacing the existing bulkheads with three large hanging lanterns and introducing warm-white uplighting to every column and wing. Two architectural wing-lighting kits extend the effect across the balcony and corner corbels, while each planter receives a discreet sparkle-light socket for seasonal or wedding displays. Pots and planting excluded.

The Brief
Overview of the proposed lighting installation
The rear colonnade is one of the hotel’s most classically proportioned features, yet the existing bulkhead fittings fail to reflect its Royal Academy–style rhythm. This proposal replaces them with a refined, heritage-aligned lighting scheme that celebrates the pillars, soffits and wings. Three hanging lanterns replace the ceiling bulkheads: Heritage lanterns in the 5★ scheme and Midnight Beacon lanterns in the 4★ scheme, both delivering a warm-white, period glow. At low level, loose planter floodlights are removed and replaced with a concealed LightPro 6-uplighter kit, with one fitting behind each planter to softly wash every column. Two further LightPro 8-uplighter kits extend illumination along the wings, lifting soffits, corbels and masonry. Each planter also receives a socket for seasonal sparkle lights, all controlled via the SpearPoint system. (Planters not included)

The Plan
Outline programme for the lighting installation
Area 1E addresses the colonnade and upper terrace, completing the architectural wrap of the frontage. The three existing colonnade light fittings will be replaced, with a provisional sum of £590 allowed. Final selection will be agreed on site with Benjamin to ensure the fittings best suit the architecture. Should delivery times require, these fittings may be installed on a return visit.
All existing spotlight fittings serving the planters will be replaced with extra-low-voltage uplighting spotlights, matching those used to the front elevation. Five existing planted pots will each receive a dedicated uplighter, along with five discreet twinkle-light systems integrated into the trees to add gentle sparkle and depth.
Four additional pillars along the colonnade will be uplighted from ground level using the same or closely matched fittings for consistency. Each wing will have its corbels illuminated from below, with a further two corbels at first-floor roof level above the colonnade also highlighted. In total, the scheme includes five planter uplighters, four pillar uplighters, four wing corbels and two upper corbels, all unified in warm-white and controlled within the wider system.

Future Proof
A lighting system built for future adaptability and reliability
Every planter position is pre-wired for sparkle lighting, enabling the estate to dress the colonnade for weddings, Christmas or corporate events. Wing uplighting scenes can be adjusted through SpearPoint to suit evening ambience. The scheme remains upgradeable for colour-change or additional façade accents without new infrastructure.
Warranties & Optional Maintenances Plan
All lighting installations by Garden Lighting Solutions by Eagle & Spear include a comprehensive 12-month warranty covering fittings and workmanship, providing assurance that the system will perform as designed. Any installation or component-related issues arising within this period will be addressed promptly and professionally at no additional cost.
The first year also includes a maintenance plan to protect the long-term quality of the installation. This covers routine system checks, minor alignment adjustments and confirmation that all fittings, connections and controls are operating correctly, helping to maintain consistent lighting levels as the garden matures.
After the initial 12 months, clients may opt for an annual maintenance plan. This can include inspections, lamp replacement, cleaning of fittings, repairs and ongoing optimisation, ensuring the lighting scheme continues to perform reliably year after year.

Payment Terms
Payment - A 40% deposit is required two weeks prior to the agreed start date to secure materials, labour and scheduling. The remaining balance is payable within seven days of completion.
Programme - Work will begin on the agreed date, subject to receipt of the deposit and site readiness. Programme dates may be adjusted where delays occur outside our control.
Variations - Any changes to the agreed scope will be discussed and confirmed in writing before work proceeds.
Warranty - All installations include a 12-month warranty covering workmanship and supplied equipment.
Ownership - All materials remain the property of Garden Lighting Solutions by Eagle & Spear until payment is received in full.
